Putting your home on the market can be both exhilarating and terrifying. How long will it take to sell? Will I get the price I want? Before you can put a sign in the front yard, there are some things you should take care of first. A little cleaning and light remodeling will insure a quicker sale and a smooth transaction.
Clean and de-clutter
Buyers should be focused on your home’s features and architecture, not toys on the floor and kitchen clutter. Go through the house and remove excessive family pictures and knick-knacks, clear kitchen and bathroom counters and find temporary homes for big items like treadmills. Don’t cheat by putting everything in the closets! Closet space is one of the top features buyers look for so make sure they are all nice and tidy.
Add A Fresh Coat of Paint
Homebuyers like to walk through a home and reflect on what it would be like to live there. The bold paint colors you love may not appeal to everyone and can distract the buyer. A fresh paint job with bright, neutral colors will make rooms look bigger and give your home that “new” home smell.
Freshen Up Floors
Flooring is one of the most important components of your home. Be sure to get those carpets cleaned, polish wood floors and do a little deep cleaning on grout in the kitchen and baths. If your flooring is too old to be salvaged, consider installing something new. A buyer will consider how much they have to spend on new flooring when writing up an offer.
Call in the Handyman (or Woman)
Leaky faucets, missing roof shingles and broken doors are all things that will be discovered in a home inspection. Pet doors installed in fire rated garage doors and non-permitted room additions will also have to go. Better to get these items fixed now before they become a problem when you’re under contract. If you these fixes look to large for you to tackle, call in a professional. The money you spend now could lead to a higher sales price and less hassle during the sale.
